Asphalt doesn't die of old age. It dies of exposure. Sun dries the binder out, water works into the surface, and gas and oil soften it from the top down. Sealcoating puts a sacrificial coat between your pavement and all three. It's the cheapest years-per-dollar purchase in the asphalt world.
We clean the surface, treat oil spots, fill open cracks first, then apply a commercial coal-black sealer at the full coverage rate the job calls for. It dries to a uniform, deep black that makes the whole property look sharper.

Common questions
How often should asphalt be sealcoated?
First coat about a year after paving, then roughly every 3–4 years depending on traffic and sun exposure. Sealing more often than that just builds product; less often and the binder starts to oxidize.
How long does sealcoat need to dry?
Foot traffic in 4–6 hours in good weather; vehicles in 24–48 hours. We schedule around your driveway habits or your business hours so the downtime doesn't hurt.
